Belle Vue is a site of enormous potential. Located on one of the key gateways to Doncaster and close to junction 3 of the M18, the site offers a great opportunity to deliver much needed high quality residential development.

Following the relocation of Doncaster Rovers to their new home in the Keepmoat Stadium, the former Belle Vue stadium site has become available for redevelopment. This 4 hectare site is located on one of the key gateways to Doncaster, and is overlooked by Doncaster Racecourse. This redevelopment offers a fantastic opportunity to deliver high quality residential development on a site that has been in a state of disrepair for a number of years.

The form that future development might take was of particular concern to local stakeholders. To date, 3D has principally focused its efforts on the preparation of a strategic masterplan for the site taking these concerns into consideration. Development through extensive stakeholder consultation, the masterplan has established a series of parameters which balances the desires of the local community and the commercial needs of the land owner and future residential developers. The masterplan has now been adopted by Doncaster Council.

The next steps in this project include the tendered disposal of the site. The tender will be structured to take account of outcomes of the masterplan.
